Good morning, check in time it's from 14.00, but if you arrive early in the morning and you have to be around until 14.00, then you can come to the hotel and leave your luggage after walking around until 1pm then your room will be ready.
Dear from aeroporti or Ciampino or Fiumicino you can take a blu bus get you directly to Roma center ( Termini Station ) , then you can walk 10 minutes to b&b
